LeaseProtect is an alternative to a traditional security deposit that allows you to lower your move-in costs. It is a non-refundable payment. AssetProtect is insurance coverage designed to satisfy the insurance requirements of your community.* Your community has chosen AssetProtect and negotiated a low-cost rate to make it easy for you to meet these requirements.
Some communities require that you obtain insurance to protect the community against damages for which you are responsible including fire, smoke, explosion, backup or overflow of sewer, water, and falling objects. The requirement will be set forth in your lease and provided by the leasing staff.*
Simply click Enroll at the top of this website, enter your zip code, select your community, and enter your contact information. Your approval to live in the community automatically qualifies you to enroll in TotalProtect.
If your community offers coverage for your personal belongings through TotalProtect, you may choose that option when signing your community addendum. The coverage extends to specified named perils and may be narrower than a traditional renters insurance policy.

With LeaseProtect, the security deposit alternative, you only need to pay once prior to move-in. There are no additional payments required at renewal for most communities. With AssetProtect, the insurance product that enables you to meet your community’s insurance requirements, your premium can be itemized and included with your monthly rent payment (for most communities).
If you vacate the unit early, then neither of the payments/premiums are refundable. Please consult the manager for your community’s specific policies on apartment transfers.
There is only one payment required per lease. Contents coverage is an aggregate limit for the apartment unit. If there is more than one lease for your apartment unit, additional payments may be required.
In most instances, the payment is not refundable. If you cancel your lease or application prior to move-in, your community may have specific policies where a refund can be processed.
You do not have any further obligations to LeaseTerm Solutions Insurance Services or your community.

You remain fully responsible for all monetary losses and property damages associated with a lease default. Failure to honor these obligations could result in collection actions and have negative consequences on your credit report or ability to obtain credit in the future.
